Guarantees and risk mitigation

A) Type of guarantee
First-ranking mortgage
▸Indemo purchases loans from Spanish banks – at a discount – that are secured by property. When the debt is settled or the property is sold (for example, at auction), the capital recovered is used first to repay the investor’s principal. Any remaining surplus is then distributed to investors as a return.
B) Stress scenario
▸Indemo is a member of Latvia’s national investor compensation scheme, established under EU Directive 97/9/EC. If the platform closes or is unable to return financial instruments or cash, the scheme protects and compensates investors up to a limit of €20,000
▸Indemo invests directly in "distressed debt", meaning that the loans are usually already subject to recovery proceedings, repossession or auction. If legal proceedings or the sale of the properties fail across the board, the investor could lose their money, as the capital is "always at risk" and there are no guarantees of recouping the investment.

InvantAPPs Summary

What is Indemo?

INDEMO is a Latvian collective investment platform regulated by the Bank of Latvia (IBF licence) which specialises in loans secured by first-rank mortgages and discounted debt portfolios in Spain. With an estimated return of up to 22.4% and a minimum investment of just €10, it is designed for retail and professional investors seeking to diversify their portfolios with high-yield property assets within a strict European regulatory framework.

Founded in 2022 and regulated under the stringent framework of the IBF licence in Latvia, INDEMO stands out for opening up the institutional market for discounted mortgage debt in Spain to retail investors, managed by local partners such as Tamarindo Vector S.L. Its model is distinctive because it allows investors to acquire notes backed by physical properties with a very conservative average LTV of 40%; as at June 2026, it had a financed volume of 33.6 million euros and 98.5% of its portfolio is current. However, investors must bear in mind that the legal recovery processes for these debts in Spain are complex and may prolong collection times, a critical factor given the current lack of a secondary market to obtain immediate liquidity. At InvantAPPs, we view its rigorous supervision and legal robustness favourably, and although our current active investment stands at €0, we are closely monitoring its progress as a sound diversification option.

Key points

Strict regulation under the IBF licence, supervised by the Bank of Latvia, and protection under the guarantee fund up to €20,000.
Lack of immediate liquidity due to the absence of a secondary market or an early exit option for the projects.
Excellent risk-return profile with yields of up to 22.4%, backed by first-rank mortgages with a conservative LTV of 40%.
Although the assets originate in Spain via Tamarindo Vector S.L., the platform applies Latvian withholding tax at source.

Pros and cons

Estimated high returns of up to 22.4% per annum, among the highest in the regulated crowdlending sector.
A first-ranking mortgage security with an LTV ratio of just 40%, offering a generous margin of security over the assets in Spain.
Low entry threshold from just €10 per trade, making it easier for even small investors to diversify their portfolios.
An investment environment regulated in accordance with MiFID II standards and actively supervised by the Latvian authority (IBF).
The lack of a secondary market means that the capital invested is tied up until the loan matures or is finally settled.
Returns and interest payments are contingent on maturity, which may result in prolonged periods without a steady cash flow.
The complexity of non-performing loans (NPLs), where customer complaints indicate that court proceedings in Spain sometimes take longer than initially estimated.

Frequently Asked Questions

Is INDEMO safe?

INDEMO offers security as it is regulated as an investment firm (IBF licence) by the Bank of Latvia, with protection of up to €20,000. Its assets are secured by first-rank mortgages and the portfolio yields 98.5% as at June 2026.

How much should I invest in INDEMO?

We recommend allocating between 5% and 10% of your crowdlending portfolio to INDEMO, starting with a minimum of €10 per transaction. Given its risk rating of 7, its ideal role is to provide diversification in the medium term whilst acting as a source of liquidity.

How do I declare INDEMO interest on my personal income tax return?

Interest from INDEMO is taxed in Spain as investment income (19% to 28%) within the savings tax base. As the platform applies withholding tax at source, you must declare the gross amount and claim the double taxation relief.

What happens if INDEMO closes?

In the event of INDEMO’s insolvency, your uninvested funds are segregated and protected by the Latvian compensation fund up to €20,000. Investment contracts and mortgages in Spain remain fully legally valid for the purpose of final repayment.

What is INDEMO’s discounted debt?

This product enables investors to invest in non-performing mortgage loans in Spain, acquired at a significant discount by partners such as Tamarindo Vector S.L. When the debt is settled through an agreement or auction, returns of up to 22.4% are generated.
