The originator undertakes to buy back the loan from you if the borrower is more than X days in arrears, repaying you the principal and interest. This is subject to the originator remaining solvent.
Buyback
A financial buffer that the platform sets aside from its own commission to cover defaults before they affect you. Its effectiveness depends on its actual size relative to the total amount lent.
Reserve fund
The originator invests a portion of its own capital in the same loan or portfolio alongside the investors, thereby aligning its interests with those of the investors in ensuring that the loan is repaid in full.
Skin in the game
Your uninvested money is held in an account separate from the company’s balance sheet, at a bank or regulated payment institution. If the platform goes bankrupt, that money is not included in the distribution to its creditors.

In our scale, it Devon has a moderate-high risk.
Devon It operates since 2025 and is operated by Devon OÜ, an Estonian company. It channels subordinated loans (mezzanine) towards real estate projects in Latvia from its own development group, MJL Enterprises Group. The risk is concentrated in a single developer, and your loan is repaid after the non-subordinated debts of the project.
According to our information, it has Devon no license or is regulated as a financial platform; it does not publish audited accounts; and your funds are not segregated from those of the platform. According to its website, loan applications are not supervised by any financial authority. There is no investor compensation system.
If a loan is delayed for more than 90 days, the MJL group's guarantee is activated. It is the group's obligation, not yours Devon, and depends on your solvency. We have not found a published binding guarantee agreement.
Interest is paid daily and you can reinvest it. There is no secondary market, but you can request an early withdrawal without commission, which is only completed if other investors finance your request. Withdrawals are free. Their terms do not detail any other fees.
Devon It does not withhold taxes at source, so you declare the interest yourself using the Tax Report that you can generate from your account.
We started investing Devon in 2025. In our scale, it Devon has a moderate-high risk. The minimum amount per project is high and limits diversification, so we see it as a complementary position, with money you don't need in the short term.
