InvantAPPs Summary

What is Asterra Estate?

ASTERRA ESTATE is an Estonian-based property crowdfunding platform founded in 2025 that specialises in financing residential development projects in Latvia, with a particular focus on the development of Asterra Village in Ādaži. With an average annual return of around 15.57% and daily interest payouts, the loans are secured by second-rank mortgages. It is ideal for investors seeking high property returns and a steady cash flow, whilst accepting a high level of risk due to the lack of regulation and the high minimum investment of 1,000 euros.

It was founded in 2025 with a very niche focus: to finance the creation of a small 'town' or housing development comprising 136 plots, called Asterra Village, in Ādaži, Latvia. Behind the development of the platform is the property developer ESinvest, which has been operating in Latvia since 2016, providing a solid foundation of real-world property development experience compared to other purely financial platforms.

The business model is based on brokering and managing collections through Asterra Estate OÜ, an Estonian company incorporated with a share capital of just 10 euros. The platform acts as a database provider for projects, charging structuring and management fees to the promoters of its own brands (ESinvest and its subsidiary 8 Solutions), enabling investors to access high returns of up to 16% through loans with daily interest payments and automatic compound interest.

The team is led by Edgars Putnis, CEO and co-owner. Communication has been reasonably transparent, with regular progress reports on the works being published, although the corporate structure is complex and the minimum share capital of the Estonian holding company raises certain doubts about its soundness in a period of stress. However, a major milestone in April 2026 was its collaboration with the Latvian bank Industrabank Riga to refinance projects, a move which provides external institutional validation for the property developments, although it does not eliminate the risk associated with the platform itself.

As for recent changes, in early June 2026 the platform updated its user agreements to adjust the investment terms, whilst the total volume financed now exceeds 9.1 million euros. Despite these developments, investors should bear in mind that ASTERRA ESTATE operates without a financial licence (it is not subject to the European Regulation on Crowdfunding Service Providers or ECSP) and the loans are secured by second-ranking mortgages, which means we rank behind senior bank creditors such as Industrabank in the event of foreclosure.

At InvantAPPs, we view the daily cash flow and the attractive loyalty and bonus scheme very favourably (with cashbacks of up to 7% extra under certain campaigns), but we remain extremely cautious due to the enormous risk of concentration in a single development and the barrier to entry posed by the minimum investment of 1,000 euros per transaction. Nevertheless, given its excellent performance and solid on-site construction progress, we at InvantAPPs hold a very active position on the platform: we have personally invested 17,705.51 euros, achieving to date an outstanding cumulative net return (IRR) of 16.35%.

Key points

Excellent returns with an average interest rate of 15.57% and daily interest payments that maximise compound interest.
A high barrier to entry, with a mandatory minimum investment of 1,000 euros per project, limiting diversification opportunities for small investors.
Completely unlicensed and unregulated under the European ECSP Directive, operating as a database provider from Estonia.
Institutional banking approval was secured in April 2026 through a refinancing agreement with Industrabank Riga for the developments in Latvia.
A portfolio focused primarily on the residential property development of a single complex (Asterra Village in Ādaži, Latvia).

Pros and cons

Interest is paid daily, with the option of automatic compound capitalisation to maximise returns.
Highly competitive returns of up to 16% per annum, with an average portfolio interest rate of 15.57% as at June 2026.
An 'early exit' option that allows you to recover your capital within a few days or weeks, depending on the platform’s internal demand.
Attractive active bonus schemes offering up to an additional 7% (immediate cashback plus a sign-up bonus during the first 90 days).
Lack of financial regulation: it operates without an ECSP licence and explicitly defines itself as a mere provider of property databases in its user agreement.
Second-ranking mortgage security, which means that crowdlending investors are subordinate to the bank in the event of liquidation or default.
A very high minimum investment threshold of 1,000 euros per loan, which makes it extremely difficult to achieve sound portfolio diversification.
High risk of geographical and project concentration, as almost the entire portfolio is linked to the development of Asterra Village.

Frequently Asked Questions

Is ASTERRA ESTATE safe?

ASTERRA ESTATE is not a platform regulated by any financial authority nor does it hold an ECSP licence; consequently, it is not subject to market supervision. Its loans are secured by second-rank mortgages on property assets in Latvia with an LTV of 75%. Although its default rate as at June 2026 stands at 0%, the security depends entirely on the viability of its sole major developer, ESinvest, and the group’s guarantee.

How much should I invest in ASTERRA ESTATE?

Due to its high minimum investment of 1,000 euros per transaction and a high risk profile (risk 6.5), you should only allocate capital that represents a smaller percentage of your total P2P portfolio. It works very well as a catalyst for profitability within a diversified portfolio, but the lack of regulation and high concentration require allocating only capital that you do not need in the short term.

How do I declare interest from ASTERRA ESTATE on my income tax return?

Interest received from ASTERRA ESTATE is taxed in Spain as investment income within the savings tax base, at rates ranging from 19% to 28%. As no tax is withheld at source for international investors, you receive the gross interest and must declare it manually. The platform provides you with a tax certificate ('Tax Report') that can be downloaded from your user dashboard to simplify the process.

What happens if ASTERRA ESTATE closes down?

If the ASTERRA ESTATE platform were to go into administration, the loan agreements between investors and the developer 8 Solutions (and its guarantor ESinvest) would remain legally valid and enforceable. However, as the platform is unregulated and has neither a guarantee fund nor a supervised liquidation plan, the process of recovering capital would depend on the judicial enforcement of the second-ranking mortgages securing the collateral.

What do ASTERRA ESTATE’s daily interest payments involve?

Unlike most property investment platforms, which pay out at maturity or on a monthly basis, ASTERRA ESTATE calculates and credits the accrued interest to your account on a daily basis. This gives you a steady cash flow from day one and enables automatic compounding, allowing you to reinvest those earnings immediately and accelerate the growth of your available balance.

How does the 'Early exit' option work?

ASTERRA ESTATE offers the option to request early redemption to recover your invested capital before the loan matures (12 to 60 months). This process does not take place via a traditional secondary market; instead, the platform handles the internal sale of your stake to other interested investors, a process that is usually completed within days or weeks, depending on the demand at the time.
